Planning and building regulations for Durham
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Durham are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Durham
Do contemporary lanterns cost more?
Usually a little more per size than a standard range, because the bigger glass units cost more to make and handle.
Is a contemporary lantern the same as a flat rooflight?
No. A contemporary lantern still has sloping glass and a ridge or apex; it simply has slimmer frames and fewer bars. A flat rooflight is a single, nearly flat pane of glass on an upstand.
How quickly can I get a roof lantern in Durham?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for DH1.
Can you fit a roof lantern in Durham?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
