Planning and building regulations for Oakham
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Oakham are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Oakham
Will black fade?
Quality powder coatings are designed for UK weather. Matt finishes may show a slight sheen change over many years.
Is a black lantern too dark inside?
The frame is a small part of what you see; the glass dominates. Black frames inside create a graphic grid that many people like. If you want a softer look, choose white inside.
Can you fit a roof lantern in Oakham?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
How quickly can I get a roof lantern in Oakham?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for LE15.
