Planning and building regulations for Newcastle upon Tyne
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Newcastle upon Tyne are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Newcastle upon Tyne
Can I return a bespoke lantern?
No. Goods made to your specification are excluded from the 14-day cancellation right under the Consumer Contracts Regulations. Your other legal rights, for example if the lantern is faulty, are not affected.
How accurate do my measurements need to be?
Accurate to the millimetre on the outside of the kerb, measured at several points. Kerbs are rarely perfectly square, so measure both diagonals too. Our measuring guide shows how.
Do I need planning permission for a roof lantern in Newcastle upon Tyne?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
How quickly can I get a roof lantern in Newcastle upon Tyne?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for NE1.
