Planning and building regulations for Blyth
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Blyth are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Blyth
How accurate do my measurements need to be?
Accurate to the millimetre on the outside of the kerb, measured at several points. Kerbs are rarely perfectly square, so measure both diagonals too. Our measuring guide shows how.
Can I return a bespoke lantern?
No. Goods made to your specification are excluded from the 14-day cancellation right under the Consumer Contracts Regulations. Your other legal rights, for example if the lantern is faulty, are not affected.
Who checks building regulations for a lantern in Blyth?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Do I need planning permission for a roof lantern in Blyth?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
