Planning and building regulations for Garston
England's Approved Document L caps the U-value of new or replacement rooflights in existing homes at 2.2 W/m²K, calculated with the glass horizontal.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Garston are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Garston
How accurate do my measurements need to be?
Accurate to the millimetre on the outside of the kerb, measured at several points. Kerbs are rarely perfectly square, so measure both diagonals too. Our measuring guide shows how.
Do bespoke lanterns cost much more?
For simple rectangles the premium over a stock size is usually modest. Special shapes cost more because each one is engineered individually.
Do I need planning permission for a roof lantern in Garston?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Who checks building regulations for a lantern in Garston?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
