Planning and building regulations for Accrington
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Accrington are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Accrington
Can I return a bespoke lantern?
No. Goods made to your specification are excluded from the 14-day cancellation right under the Consumer Contracts Regulations. Your other legal rights, for example if the lantern is faulty, are not affected.
Do bespoke lanterns cost much more?
For simple rectangles the premium over a stock size is usually modest. Special shapes cost more because each one is engineered individually.
Do I need planning permission for a roof lantern in Accrington?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Is it worth having solar-control glass in Accrington?
With the midsummer sun about 59.7° high at noon, roof glass in Accrington gets strong summer sun. Solar control is recommended for large or south-facing lanterns.
