Planning and building regulations for Clacton-on-Sea
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Clacton-on-Sea are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Clacton-on-Sea
How accurate do my measurements need to be?
Accurate to the millimetre on the outside of the kerb, measured at several points. Kerbs are rarely perfectly square, so measure both diagonals too. Our measuring guide shows how.
Do bespoke lanterns cost much more?
For simple rectangles the premium over a stock size is usually modest. Special shapes cost more because each one is engineered individually.
Do you deliver roof lanterns to Clacton-on-Sea?
Yes. Delivery to Clacton-on-Sea (CO15) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
Who checks building regulations for a lantern in Clacton-on-Sea?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
