Planning and building regulations for Seaham
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Seaham are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Seaham
Can I return a bespoke lantern?
No. Goods made to your specification are excluded from the 14-day cancellation right under the Consumer Contracts Regulations. Your other legal rights, for example if the lantern is faulty, are not affected.
Will I see a drawing before it is made?
For made-to-measure and special shapes, yes: the order is based on a drawing you approve, so the size you check is the size that gets made.
Can you fit a roof lantern in Seaham?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
Who checks building regulations for a lantern in Seaham?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
