Planning and building regulations for Gateshead
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Gateshead are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Gateshead
Is anthracite grey the same as RAL 7016?
Yes. Some suppliers call it slate grey or charcoal grey, which can cause confusion, so always check the RAL number.
Will anthracite get hot in the sun?
Dark frames absorb more heat than white, but lantern frames are designed for it. The bigger effect on room temperature is the glass, which is why solar-control glass matters on south-facing roofs.
Do I need planning permission for a roof lantern in Gateshead?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Can you fit a roof lantern in Gateshead?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
