Planning and building regulations for Esher
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Esher are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Esher
Will anthracite get hot in the sun?
Dark frames absorb more heat than white, but lantern frames are designed for it. The bigger effect on room temperature is the glass, which is why solar-control glass matters on south-facing roofs.
Is anthracite grey the same as RAL 7016?
Yes. Some suppliers call it slate grey or charcoal grey, which can cause confusion, so always check the RAL number.
Can you fit a roof lantern in Esher?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
Who checks building regulations for a lantern in Esher?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
