Planning and building regulations for Wellington
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Wellington are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Wellington
Can the inside be a different grey?
Yes. Any combination is possible on most aluminium ranges; non-stock colours carry a small surcharge.
Will anthracite get hot in the sun?
Dark frames absorb more heat than white, but lantern frames are designed for it. The bigger effect on room temperature is the glass, which is why solar-control glass matters on south-facing roofs.
Who checks building regulations for a lantern in Wellington?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
Do you deliver roof lanterns to Wellington?
Yes. Delivery to Wellington (TF1) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
