Planning and building regulations for Atherton
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Atherton are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Atherton
Does anthracite show dirt?
Less than white. Dust and pollen are more visible on dark gloss finishes, which is why most grey lanterns use a matt or textured finish.
Can the inside be a different grey?
Yes. Any combination is possible on most aluminium ranges; non-stock colours carry a small surcharge.
Do I need planning permission for a roof lantern in Atherton?
Often not, but it depends on the roof, the property and whether it is listed or in a conservation area. Check with your district, borough or unitary council before ordering.
Who checks building regulations for a lantern in Atherton?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
