Planning and building regulations for Dorchester
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
Planning-wise, a lantern on a new extension is judged as part of that extension, while one added to an existing roof can fall outside permitted development if it stands more than 150 mm proud.
Building regulations in Dorchester are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Dorchester
Can the inside be a different grey?
Yes. Any combination is possible on most aluminium ranges; non-stock colours carry a small surcharge.
Will anthracite get hot in the sun?
Dark frames absorb more heat than white, but lantern frames are designed for it. The bigger effect on room temperature is the glass, which is why solar-control glass matters on south-facing roofs.
How quickly can I get a roof lantern in Dorchester?
Stock sizes are typically ready in 5–10 working days, made-to-measure in 3–4 weeks, plus delivery. Your quote gives the date for DT1.
Who checks building regulations for a lantern in Dorchester?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
