Planning and building regulations for Bracknell
For homes in England, a new or replacement rooflight should achieve a U-value of 2.2 W/m²K or better in the horizontal position, under Approved Document L.
On a permitted development extension the lantern counts towards the extension's height; on an existing roof, a rooflight projecting more than 150 mm may need planning permission.
Building regulations in Bracknell are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Bracknell
Does anthracite show dirt?
Less than white. Dust and pollen are more visible on dark gloss finishes, which is why most grey lanterns use a matt or textured finish.
Will anthracite get hot in the sun?
Dark frames absorb more heat than white, but lantern frames are designed for it. The bigger effect on room temperature is the glass, which is why solar-control glass matters on south-facing roofs.
Do you deliver roof lanterns to Bracknell?
Yes. Delivery to Bracknell (RG12) is quoted for your exact postcode and confirmed in writing on your quote, together with the lead time.
Who checks building regulations for a lantern in Bracknell?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
