Planning and building regulations for Surbiton
In England, building regulations energy guidance sets a limiting U-value of 2.2 W/m²K for new and replacement rooflights in existing homes, measured horizontally.
Lanterns on permitted development extensions are part of the extension's height limits. Adding one to an existing roof is different: over 150 mm of projection can mean a planning application.
Building regulations in Surbiton are checked by your local authority building control team or a registered building control approver. Replacing a rooflight in an existing home is building work. Installers registered with a competent person scheme can self-certify; otherwise building control must be involved.

Questions from Surbiton
Can I paint an aluminium lantern later?
It can be repainted with suitable systems, but it is far better to choose the right powder-coated colour at the start.
Will the colour fade?
Polyester powder coatings are designed for outdoor use and hold their colour well. Coastal sites benefit from occasional washing to remove salt deposits.
Can you fit a roof lantern in Surbiton?
We can quote for fitting where we have cover. Send your postcode and photos of the roof and kerb, and we will confirm before quoting.
Who checks building regulations for a lantern in Surbiton?
Your local authority building control team or a registered building control approver. For a lantern in a new extension it forms part of the extension's approval; replacements in existing homes have their own rules.
